There are so many things you can say to a prospective renter, it can be difficult to know where to start. How do you know what to say to rental leads to maintain their interest?
Use these simple communication techniques that will get them to sign your lease.
Ask probing questions.
If you feel like your prospective renters are disinterested in your property, start asking questions. Ask questions such as, “What if we were to change this?” This will get them to start talking about what their expectations are, and you’ll get an idea of what they’re looking for. For example, “What if this property came with parking?” Although there may be some aspects that are out of your control, it could help you understand what their needs are. Once you find out their preferences, you can have the chance to direct them to a property that suits their desires, which is better than losing them to a competitor.
Relate the unit to the renter.
Know your renter. If you know that a particular renter is a runner and there’s a trail nearby, share that information. Or, if your unit has a great kitchen and your rental lead is an avid cook, emphasize the amount of counter and pantry space to accommodate all of the cooking.
Acknowledge their needs.
Listen carefully to your prospective renters, and be accommodating as possible. Prospective renters want to sign leases with people that they trust. If they ask, “Do the drapes stay with the apartment?” You can reply with, “Do you like the drapes? If you do, I will find a way to keep these or find a similar type for you.” Showing them that you are willing to assist can help give you an amiable image, giving them reason to trust you.
